Genesis Housing Group acquired the Prestolite factory site in
October 2005, and found that the original application required some
revisions. Genesis has now submitted a revised planning
application.
The new proposals build on the original approved application,
retaining many of the positive aspects of the original scheme,
while delivering a significantly better quality and design of
development.
Layout
The development retains two existing commercial buildings,
currently fronting Multi Way and Larden Road respectively. These
will be converted to residential uses. There will be new buildings
at either end of the two retained buildings providing more
residential accommodation.
A new terrace of houses is proposed at the north of the site,
fronting Valetta Road. Two new blocks are proposed to the west and
south of the site, with commercial floorspace at ground and first
floor level and residential above.
The site layout provides for a large central landscaped open space
amenity area and smaller landscaped areas elsewhere.
An internal road ('Factory Way') would connect Cobbold Road to
Warple Way. All parking spaces are proposed at surface level.
